I own a fully remodeled 1300sqft home from the 1970s that currently has 35 piers/pilings. I bought the home just 2 years ago and when purchasing, the seller had to do foundation work before I moved in (which cost them about $8,000). The company they used has been around for a long time, has a lifetime transferable warranty, and is well reviewed so I was confident in the work….
Over the last 2 years though, the house has produced many cracks on the inside walls in every room, about 3 interior doors do not shut or latch anymore.
I called the foundation company to come back out and they said I need 10 MORE piers/pilings, and 5 of their existing ones to be adjusted, quoting me another $8,000.
I am moving soon to a new home and my plan was to keep and rent out this home, but now I am wondering if it is just worth fixing the current foundation issues and getting rid of it. Theoretically the house would practically all be under warranty now, but on the other hand I thought that when buying it and here I am with another $8k in expenses, not including all of the inconveniences of tearing up the floors, patching, and repainting the walls.
45 piers/pilings in a 1300sqft home sounds insane to me and now I worry that these problems will never cease. Would love to hear your alls opinions
