First time sell/relocate advice wanted

Our situation is probably like many; housing market has skyrocketed and taken our house value with it. It has essentially doubled in price, as it’s just outside of Austin in a bedroom community. We have lots of debts, which would be erased with a small portion of the equity from selling our house, so everything is really tight right now as the bills are strangling us.

We’re looking at 600K~ to sell, but want to pick up an oceanfront property without leaving the United States. Maine seems to be in our budget in that regard, with oceanfront property actually in our range of 600-700K. We’re looking at anywhere between Lubec and Kennebunkport, and would prefer something that is a little secluded.

We’re looking to do all of this in summer of next year, and not really sure the best way to go about all of this. We’re living in our first house, and have never sold a house before. I hear there also may be “brokerages” that will make the process easier for us somehow? I looked into Orchard but it seemed too good to be true.

I should probably mention I am a 100% remote worker now, so my only work requirement is decent internet. I have a Starlink dish on order but fiber internet would be awful nice. Not really sure of the provider options up there either. We are also more than happy to live on an island so long as there is decent internet. Really, our requirements are threefold; Affordable, oceanside, good internet… if there are places outside of Maine that we should be considering, please let us know.

Also, are there any real estate firms or brokerages that specialize in searching for oceanfront property over a large area? Like multiple states or countries? We spend a lot of time on Zillow and Redfin, but would be really great if there was a place for people like me.

Any information on moving, real estate, Maine, any advice from Mainers, and really any general comments are appreciated! Thank you all!
