First Time Home Buyer Programs – which ones are better?

As my fiancé is nearing the end of his schooling, I’ve started looking at homes for sale and neighborhoods in our hometown. I’ve also been looking at our state’s first time buyer’s programs. It seems that they have a loan program, mortgage credit certificate program, and down payment assistance programs. I’m trying to learn what each one is for and the specifications for each, but there’s hardly any info in the descriptions. Is there a catch to any of these types of programs? What are the downsides to these programs? Thank you all for your help!
