First time home buyer and first time investor. Am I losing my mind? Or is it just analysis paralysis?

I have a $250,000 duplex under contract for an owner occupy FHA loan. The mortgage would be $1,780 including escrow, and the property already has a tenant, determined to stay, that is currently paying $1,200 monthly. Leaving me with $580 to cover before utilities and maintenance.

I feel as though this is an opportunity I’d be insane to pass on, but it’s something about being on the hook after I sign a 30 year mortgage that drives me with extreme anxiety.

Should I just breathe and move on with the deal? I really don’t have anyone to talk with this about, which brings me to Reddit. I appreciate any and all feedback.
