First Time Buyer trying to figure out what I can reasonably afford for a mortgage/monthly payment

I am in GA and I make about 45k a year. Sold a house I inherited (it was in unlivable condition) and now I’m sitting on about 125k. Credit score is decent around 718 I think. I’m bad with finances and I’m scared I’ll bite off more than I can chew monthly. This is something u want to last me at least 10 years not a short term thing. I have roommates that would be sharing the house with me for now but I dont want to rely on that income in case anything happens and I’m stuck paying it by myself. My parents think I need to wait and keep renting but I feel like I’m just paying more and getting nothing out of it. Any advice would be lovely.
