First Time Buyer Questions

I’m a 26 year old living in Florida looking to buy my first home somewhere in Broward County for work. I make a reliable $70,000/year, have no student loan debt or car payments. Credit score 740. Questions:

1: It’s smarter for me to look to buy at this point in this area than rent, right? For example, the avg. 3 bedroom rent would be $2,5000 for my quality of living.

2: What’s the recommended process for finding a mortgage lender? Seems this sub largely avoids the cheaper options.

3: How much can I expect to get pre-qualified for a mortgage loan?

4: What price range should I actually look into, taking my expected loan qualification into account? The houses in the region that I find acceptable are in the $300k range.

5: How the heck do I find a qualified real estate agent for a buyer other than just googling, and do I really need one?

6: Is it unrealistic for me to have a hopeful timeline of 1-3 months to make everything happen? I need to move soon.

7: My friend keeps swearing that Biden has some kind of “first time buyer” perk that I need to take advantage of asap?

8: Why in Satan’s asshole does this process seem more complicated than it should, even after hours of research for straightforward answers?

I feel like I have so many more questions to figure this out and so lost on how to proceed. Any and all help is so appreciated and you’ll have a place to drink on me in Florida when I get the new home.
