I’m a first time buyer and just got the inspection report back on a house I’m under contract on. There’s one item that’s really scaring me: vermiculite in the attic. Which they blew new insulation over this year. Weirdly, they’ve provided documents on their bathroom remodel, the radon test they had done, even receipts for the new sod in the lawn….. but absolutely nothing on the new insulation blown into the attic.
I’m concerned that the vermiculite was disturbed when the new insulation was blown in, especially because if it was done right I would have thought they’d been aware of the asbestos and disclosed it on forms (they checked “no knowledge” on the asbestos box) and provided paperwork showing the new attic insulation was done by a firm who knew what they were doing.
There’s also asbestos on ducting in the basement that is peeling/flaking. IMO less scary than vermiculite in an attic that someone SPRAYED new insulation into.
I value my health highly and don’t want to purchase a home containing asbestos that’s likely been disturbed, become airborne, and likely gotten into ducting/ACs where it will recirculate. Is this cause for serious concern like I think it is?
