Feel like my realtor has put me on the back burner after a month … ghosts me all weekend, missed out on 2 houses that I wanted to put an offer on this week because realtor couldn’t meet up.

Been with this realtor since early April. In that time period we have seen a minimum of like 10 houses, probably closer to 15. Budget is in the 225-250k range which isn’t that much anymore but can get a somewhat decent 3 bed/1 bath 1k sq ft house where I’m located. I’m a first time home buyer.

2 of the houses we saw I was under contract for but due to inspection issues I backed out on both deals (was able to get escrow deposit back both times). The last contract the seller wanted to use their own people to do the repairs I basically told them I didn’t want them to use the person they were going to use… (repair needed to be done before closing due to insurance reasons). Ever since then I feel like my realtor has given me the cold shoulder.

He was slow in the beginning to text me back. But now every time I text him (I literally only text him when I’m sending him a property I want to see) he’ll text me back the next day (so usually anywhere from 12-36 hrs he’ll text me back). 2 properties that I sent him this week he never got back to me on and both are now pending. I definitely would’ve put an offer on either properties. Just feels like we’re getting nowhere. The crappy thing is… I signed an exclusive buyer agreement with him. It ensures he gets a 2.5% commission. It doesn’t cost me any money to “break” the contract per se but now I’d feel kind of awkward telling him I want out instead of just being able to ghost him.

He had me sign the agreement right before I put an offer on a place so I couldn’t really get out of not signing it… because then he probably wouldn’t have put the offer on the house for me (I think the contract in that scenario stated the buyer’s agent only gets 2% and he said he wanted 2.5% because of all his years of experience, etc…)
