Experience selling a house to an investor?

So we are in the process of selling our house in Ohio, and as hot as the market has been the last 2 years, things have slowed down considerably. Our house has been on the market almost a week, and we have had 2 separate offers that people backed out of, so needless to say we are frustrated. We haven’t had near the interest that us or our realtor expected. Our only other offer is a cash offer from an investor. I was initially opposed to selling to an investor for all of the obvious reasons. I like our neighbors and would much rather a family love and use the house like we did. However, we are starting to get nervous about our house being able to sell. Has anyone had experience (positive or negative) selling to an investor? We will likely wait it out another week and see if there is any other interest, but I am thinking we may be forced to sell to an investor if there’s no movement in another few weeks. Any input is appreciated!
