Domestic partnership in CA, but my spouse is the only one on the loan app – does my student debt count?

Hi all, hoping you can help ease my mind.

My fiance (and in CA, we are registered domestic partners) has been conditionally approved and we are in the escrow process for a new home to be completed mid July. That being said, he was on the edge of the debt-to-income ratio and I’m worried that my starting graduate school might have messed this up for us. I had a pretty modest amount of student debt from undergrad and just added $11k of debt for the summer/fall semesters of my graduate program. I am not on the home loan at all (I am on the title and just signed those documents), but I was wondering if this would be considered community property? I’m reading that community property is anything “during the marriage” but I have no idea how DP’s are factored in. I don’t think the underwriter has asked me or my spouse for any information regarding my student loans (and we have been in this process for a couple of weeks) and they are all exclusively under my name.

Thank you!
