I just read the thread about the previous owner who left the house in poor condition after closing and it’s scaring me a bit. We’re scheduled to close exactly one week from now, with post-closing possession on 11/1. Aside from requesting that the seller pay our November rent+mortgage if they stay past possession date, we have no other penalties in place. We’ve already completed inspection + appraisal if that matters.
Would requesting a penalty fee at this point push our closing/possession date back? Schedule-wise, we highkey need to have possession of the house the first week of November, so I’m concerned that adding a penalty fee to the escrow deal would jeopardize our timeline. However, adding a $10k-25k penalty fee definitely sounds like a smart thing to do since we’re doing a post-closing possession.
