Developer interested in my commercial property

Any insight here?

I currently own a property and run a business in an ancient building (100 year old) in a very visible, valuable corner. A developer is interested in the property to put up apartments with retail space on the bottom for my business.

The idea of a “new” space is appealing. The idea of rent is not. We currently pay upkeep, and property taxes, but we have rental units above to offset our tax and maintenance expenses.

Are tips to negotiate a deal like this to my favor? I have money stored away and could potentially be an investor in the project. My business has a long standing history of essential service in an underserved community. We have been instrumental throughout covid so we have a lot of goodwill in the community, not that it would mean much to the developer, but we are popular and well regarded among the community. Is there a way to use this to my advantage?
