With all the real estate appreciation, relatively low-interest rates (2019-2021), and record rent growth, I’m curious to hear some success stories from average joes and Redditors.

I’m small fish as I invest in small multi-family real estate, but I’ll go first: As an average joe with a W2 salary, I purchased 8 units in a little over a year (14 months) from 2021 to 2022 through conventional financing.

Property #1 purchased in 2021 – $650k initial purchase price and $57k invested, which includes the downpayment and renovations. Now the property is worth $920k (42% appreciation) and cash flows $1,500 a month. 32% CoC returns and a 5-year IRR of 73%. Property #2 purchased in 2022 – $880k initial purchase price and $58k invested post cash-out refi. Now the property is worth $1.2mm (36% appreciation) and cash flows $1,700 a month. 36% CoC returns and a 5-year IRR of 78%.
