I’m interested in purchasing land for a home in coastal Florida. Realistically I’m in the beginning stages of this consideration but would be interested to hear what others have to say or things to look out for. Ideally I’d be on the search for a lot large enough for a single family home in areas zoned residential. I have it in my head that looking for lots within flood zone x would be more ideal but I’m realizing they are becoming harder to come by (duh). I’ve found some that interest me in flood zones A/AE both with and without a BFE.
For the sake of conversation, I’ve found a lot with a BFE of 8ft, In my example lot, a drainage ditch runs adjacent (which I think has led to the improper coding of the area) and the neighbors homes on all sides are in flood zone x without a BFE.
It seems like the following could be options on a site like this. 1. Ask FEMA for a redraw (not technical term) of the boundary and hope it is different… 2. Bring in fill dirt to raise the base of the property 3. Build a berm and ask for a redraw 4. Build a home with the living space atleast 1ft above the BFE.
Does that sounds correct? What else should I be considering, or what should I be looking for in lots? Thanks!
