[Central TX] Seeing some price relief in parts of Austin/Round Rock MLS (Georgetown). Here’s a very small sample of links.

So since ABoR and ACTRIS have pretty tight control on data in their MLS, so it is a bit painful to gather data**. These are from a spreadsheet I created: all are SFH with 5 or more price reductions as shown in Redfin’s “Sale & Tax History.”

Most of these are new builds, because I guess the builders want their listings to appear active, but there are a couple of resales as well. I can’t imagine how the folks that live in these new build outs, but purchased Jan, Feb, and March feel. Probably a bit happy since they probably have low to mid 3’s on their interest rates, but seeing asking prices drop by a builder is not a good sight I bet.

** When I say tight control, for example, in Redfin ABoR/ACTRIS home listings are not allowed to be downloaded from with Redfin using the “Download All” button. It does not show for our area’s listings. This is per ACTRIS’ licensing of the data, and Redfin has to abide by the limitation.
