Can I write in my lease extension agreement that if they fail to moveout, I can keep their deposit?

Hi all. I bought a house in January and the seller refused to close till March because they were looking for a home to buy and move to, they failed to complete their contract because they did not want to pay me rent. I handed them a letter from my lawyer and they closed on the house and started to pay me rent because they were closing on a house. They came back to ask for more time. Can I write in the lease extension document that I can take their entire deposit if they fail to move out after the end of the month? They have been a nightmare to deal with and they have made my life hell.
