Buying owner-occupied duplex from my landlord (MA)

Hi all,
My landlord has approached me about buying the duplex my wife and I currently rent, so I am in the enviable position that I know the house I want and the person also wants to sell it to me. He would like to leave out any realtors, and rent their unit back from me while house hunting for a new place. Sound great right?
My only concern is how to proceed. I went through the Framework course, watching videos about picking realtors, etc. I pictured walking into a realty office to start the process and they would guide me through. I studied the process, just not this one, and I’m feeling frozen on what should be my first step.
Do I need a realtor?
How about a Real Estate Lawyer?
Go to my bank?- I have accounts at Citizen’s, DCU, and Ally. -Any opinions on them? A mortgage broker?
