Looking at a lot that was last sold in January. It’s possible the sellers are simply trying to take advantage of the market, but I’m generally wary of any land that’s been up for 50+ days without being snapped up.
The plat is around 7 acres. There is a ~1 acre perpetual easement for lateral field, but it is on the far side of the lot away from where we would build the house if we purchase. It has a road to the north, with a utility easement spanning the length.
This is our first time looking at land and I’m afraid we’re going to overlook something. I’m wondering if the large septic field easement is throwing potential buyers off. I tried searching the required square footage for a lateral field, and if I understand correctly, an average 3-bedroom home would only require around 450 sqft of drain field.
