Buying in LA. Have questions

Hey everyone.

So I am just starting my process of looking to buy a house in LA. I have never done this before and have some questions and want to do this as smart as possible. Hopefully anyone here can hook me up with some solid advice.

Budget max 1mil

Down payment – 500-650k. Sell dads existing house for 550. I will pay the rest.

Mortgage 400-500k. Also on me.

Looking to buy duplex/triplex to share with my dad and brother. Have a family compound.

Do I sell first or should I look into contingency selling and brave that timeline/stress on the existing property?

Should I be shopping mortgages at 500k while trying to sell or wait?

The appraisal process is off to me. I would like them to be in my favor when selling and against the seller when I am buying? From what I’m seeing in the market it looks like they favor both parties. Good for me and bad for me.

I got tons more but they come off with to much emotion behind them so keeping it professional.
