Buying house with old roof – I want a credit

Hi everyone,

Buying first home at the end of this month. The house inspection was solid, except for old roof. The seller claims to not know how old the roof is (which I think is BS), but it’s easily 20 + years. However there are no known leaks. We were hoping the insurance company would deem the roof uninsurable to pressure the seller into putting on a new roof, but it looks like that’s not going to happen. Many of the companies won’t look at it until we take ownership, however it looks like it will be insurable. It’s not breaking down or anything – just old.

That beings said – we asked for a $4500 credit because of how old the roof is. The seller came back with $2500. I would have liked more. This is the first time I’m purchasing a house, so I do feel like a chicken with its head cut off.

Should I take the credit or press for more in this market? Would love to hear your thoughts.
