Buying home from family member?

Hey Experts!

I am interested in purchasing a home in Illinois from a family member. It was built in the 1970s and is in Illinois. The family member is willing to give me a deal to keep it in the family. They offered it to me for 200k. Zillow claims it’s worth 330k. I’d be surprised if that were true; however, I do believe it’s a really good deal. With that being said, I am looking for advice on how to approach this sale. Is there anything I can do to make this process cheaper and easier on both parties since the deal is between family and it doesn’t need to go to market?
