Buying & Developing Land In/Around Los Angeles

Hey all,

I’m in the VERY early stages of doing research on land in Southern California. I very specifically would like to live in or around Los Angeles. I’ve got a number of areas I’m looking at but in the brief searches I’ve been doing, I keep running into “permits” as a hurdle (like in Malibu for example). Is there some sort of resource for where I’d be able to buy and likely build in any of these areas/ the biggest challenges I’d face? I find land for $20K to $100K all day but don’t know which of those areas I’d be able to actually do something with. Any help for the newbie here would be greatly appreciated. I’m trying to bring a Boxabl unit or two to the land so hoping to be all in $300K.

Pasadena Altadena Glendale Universal City Sherman Oaks Thousand Oaks Blanchard Canyon Rd Tujunga Beverly Hills Malbu Topanga

& if none of these are feasible or possible.. I would probably look to go live in San Diego again lol or north of SD.
