buying a smokers home?

Home hit the market yesterday in a neighborhood that my husband and I have been eyeing for months. I toured it today and it was everything that we’ve been wanting; inside and out including the neighborhood and school district. Except…. as soon as I walked in the stench of cigarettes just smacked me in the face.

Apparently the owners moved out in March and replaced all the carpet in the home and painted every inch of it in April. But that stale cigarette smell was so overwhelming and its in every single room of the house. To add, we have two children- 2yrs and the other is a 5 month old baby. I’ve read about ozone treatments removing the smell of cigarettes but the previous owners lived in this home for over a decade.

Has anyone had success with ozone treatments? Even if it takes care of the smell, would my children suffer effects of third hand smoke? I’m trying to do as much research as I possibly can, but all offers need to be submitted by 4PM EST (so far there are a total of 3 offers) and I feel like I don’t have enough time to learn all that I need to know. I don’t want to end up buying a home that’s going to end up making my children sick. I also don’t want to pass on a home that’s exactly what we want if it’s a simple enough fix.

So if anyone has any experience with this situation or just wants to throw in their 2 cents, please do! I would never compromise my children’s health for a house so if thats even a possibility I’ll have to pass on this one. If you read all this, thanks!
