Went under contract on a townhome over the weekend. In disclosures, it was mentioned a local attorney contacted the HOA and brought them an unsolicited list of building violations they viewed around the exterior of the community. Some of the observations include:
-Missing stucco control joints
-Non-compliant weep mechanisms at horizontal terminations
-Non-compliant door head falshing
-Poor surface drainage
-Non-compliant flatwork isolation from structure
-A few others
They asked the HOA if they would want to be represented to sue the builder. A community vote would occur after closing. My question is how big of a red flag is this? Or is this simply business-as-usual with building codes that could occur in any community? The seller has been very straightforward in the whole ordeal and has been great to work with. It doesn’t appear any specific issue is a dealbreaker here but I’m not familiar with all the terminology either. Since this is my first home I’m being cautious! Anyone else have similar experiances? Any input appreciated!
