Buying a condo or rent?

Hi. My lease is coming to an end in 2 months time. Rent is being increased by 30%. Looking for a house to buy but due to my employment getting to finance a house is close to impossible. Have enough liquidity to buy a condo right off. My questions are:

1) Is it better to buy a condo that really doesn’t appreciate that much( the one I’m looking ar it has appreciated only 13% in the last 13 years) instead of renting?

2) In 3-5 years time even though my employment would likely stay the same would owning this property be a help on getting a loan for a house?
