Two houses in this nice neighborhood went up for sale. I went to visit both, I look for the big 3 in every house… roof, HVAC, windows. If all 3 are past their life cycle I tend to pass.
House #1 was a vinyl exterior and had some ugly grey LVT flooring with the kitchen cabinets painted black and white walls, the typical “modern” look that I hear is what’s in right now. The roof clearly looks old, missing shingles. I noticed the HVAC was 20 years old and the windows were 25+ years old my best guess.
House #2 was all brick, brand new roof and HVAC, windows were within the last 10 years. Needed painting and had hardwood floors already, they were in decent shape. Really I think it just needed a fresh coat of paint and one could move right in.
I come to find out that House #1 was a bid war. It was priced 10k higher already than House #2. Both had comparable sized lots. Aside from all that other stuff, am I the only one that would choose a brick house over any other material?
