Buyers or Sellers who’ve done FSBO: What data are you missing?

For context, I’ve been looking at FSBO lately, and it’s a market that seems like it should be a lot more developed than it currently is. I’m priced out of RE already and paying someone 6% on top of that to facilitate the transaction just seems like DWL. I’ve also been tinkering with a neighbourhood search engine I built lately, something you can plug an address in and get data from, and beyond my personal use, I’m curious to see how I could apply it to RE.

The question, what information do you wish you had as an FSBO as a buyer or a seller i.e pricing, neighbourhood info etc.? What did you end up having to make rough or gut estimations on?
