Just some quick questions about a buyers exclusivity agreement that I had to sign to work with a realtor in a specific area.
So I used a realtor that I ended up having issues with, contracts were all screwy, tons of incorrect documents that we had to follow up on and get revised a few times. The realtor we were working with was kind of pushy and was making me feel uneasy, the house sale ended up falling through because the seller read the offer statement wrong and backed out last second. The realtor we were working with didn’t really feel like they had our back at all about the situation and seemed to be pushing us to resolve the issues that they made by not reading documents properly. Not to mention on top of all this she never so much as offered us any guidance in regards to what % we should give for due diligence or earnest money, what the going average is in the area as of lately, she was just all around in general not very helpful …gave me the feeling of a cars salesmen really, just pushy and trying to get you to sit in the car and drive off the lot.
I ended up speaking with another realtor at another company who seemed much more welcoming, not as pushy and was willing to be patient as we made offers on properties, etc. She informed me that if I wanted to work with them I had to terminate my current buyers exclusivity contract with my previous realtor so I followed up asking about the exclusivity contract that I signed with my previous realtor. She’s being pushy and doesn’t seem to want to send over the termination papers for the exclusivity agreement. I’m not the most blunt person but I made it pretty obvious that I’d like to cancel our agreement and work with someone else.
How legally binding are these agreements for buyers? Do I have to push harder for her to send me over the termination papers? Or do I have to just wait the 6 months for my expiration period on our contract.
Or do these contracts mean nothing at all for buyers.
She doesn’t have any of my personal information except for my pre-approval letter that states my income.
