As a seller who accepted an offer, at what point can I cancel a buyer’s offer?

accepted an offer on my house, they came in below listing price on the first day my house was listed, and asking for $4,000 cash credit at close.

countered to bring them up to price, they accepted. had another offer 10k over asking price asking for nothing but my realtor said it was a “riskier loan type being FHA” so I went with the more “secure loan” for the lower price.

the buyer has already switched lenders twice, and told my realtor they were going to try and go FHA, my realtor told them I would walk if they did that.

had the inspection done, it went well, problem with AC that I fixed and paid for by a licensed contractor.

the buyer wanted every repair to be done and paid for by me by a licensed contractor.

I only did the AC and offered $1,500 cash at close for them to do the rest of the repairs themselves. I know the repairs are far less than $1,500, but they want to get “quotes” for two days now, still haven’t gotten back to me.

Appraisal scheduled for today at 10am, confirmed with my realtor last night.

10:30am rolls around no one shows up, I contact my realtor who informs me they have switched lenders again back to their original so the appraisal is now being done by a different lender. no one informed my realtor about this.

at this point, it’s been more frustration than it’s worth to me, I went with my realtors advice to take the more “secure” loan but they keep switching lenders already and they are trying to lowball me at every turn.

I am strongly considering backing out of this, my house was only on the market 2 days the two showings had offers.

I kinda just don’t want to deal with them anymore. I’ve sold two other houses and never encountered this before.

if I want to back out, what are my options to do so?
