I understand this is a seller’s market, and there is not much we can do about it. However, the house we are currently under contract to purchase had listed a new roof installed all across the house. The inspection came back, and there are quite a few broken or missing tiles. One of the reasons we bid on the house was because the roof was supposedly new. Also, there was some water damage in the attic, right next to the chimney. The inspector mentioned that the chimney was missing a cricket to divert water from getting stuck on the chimney’s exterior.
The seller’s agent mentioned that they were not interested in doing any repairs, that the house was recently remodeled. I am pretty sure it won’t cost a lot to replace the missing/cracked tiles and adding the cricket to the chimney. Is it fair for me to request these repairs be done? Or at least request a credit? The seller kept talking about how the roof was brand new, and it is on the listing details as well; so in a way, this was false advertising.
Keep in mind I am paying $20,000 over appraisal, so I feel I am already fair with our offer. Thank you for your time!
