Anyone have this shenanigans happen with their appraisal?
I got my appraisal in today for a house I’m buying. It came in $10k under the contract price.
Looking through it, I noticed the same house was used as a comparable twice (same address, same sale date, same sale price), but when the value was adjusted it came in at $420k for one comp and $415k for the other. The photo used for the first comp is of the house listed in the comp, but the photo used for the second comp is of the house right next door to mine which is currently pending sale (it has the same closing date as my house). Obviously, the first issue is using the same house twice, but the second issue is the difference in adjusted value.
I have already contacted my lender and my realtor and the appraisal is being sent back for revision.
Anyone have any insight on this mess and what it might mean for the appraisal?
