Appraisal didn’t pass Conventional Financing

The house I’m under contract for won’t pass conventional financing because there’s a few holes in the wall, the carpet needs replacing, and there’s a broken window. I was planning on doing this work myself (fixer upper) but now I have to try and get the seller to do it which will be tough

Any tips on how to work with the seller to get this work done before closing?
