My husband and I are FTHB in a HCOL area in CA, the market here has been hot but it seems like it’s starting to cool down and we’re starting to see a fair amount of houses we like in our price range.
The issue is the realtor we’re using (who says she has experience with VA loans) keeps saying the houses we like won’t qualify because they have section 1 repairs in the pest report. She said that’s very common to see, and usually you could negotiate with the sellers but not in this market. I’m frustrated because we’ve been looking for a home for weeks and haven’t even been able to view a single home yet because we’ll get the inspection report and it’ll have section 1 repairs so she says it doesn’t qualify for a VA loan.
Has anyone else run into this issue or know a way around it? I’ve read several stories here about people buying houses with VA loans even in areas where the market is crazy. I’m starting to feel extremely discouraged and feel like we’ll never be able to buy a home.
