Yay me! Offer accepted after 10 tries.
The house is being rented currently, and due to tenant laws I am unable to see the house before signing. This makes me weary because I am caretaker for my fathers 2 duplexes and I know what destruction tenants can do to homes that aren’t there’s in record time.
I offered 10k over asking with a 2.5k appraisal gap. [EDIT] Closing date: Aug. 16th. Selling agent says tenants will be gone by Aug. 6th and home will be professionally cleaned, mowed, and landscaped prior to move-in
They countered the offer with the following: appraisal to be ordered within 3 days of signing; Inspection and Insurance to be bound within 10 days of signing
Now I don’t necessarily know contract standards and strategy’s so I’m wondering if this could be potential red flags that they want to rush these terms of the contract?
(I want to have a broadened idea and free form opinions before I ask my realtor what she thinks). Thanks!
