For context, I’m on the east coast in an MCOL area. Market has been fairly hot but not nearly at the levels seen in more urban areas. I was recently working with my agent to place an offer on a property I was interested in, when they suggested that I specify in my offer that the inspection will be “for my purposes only.” My understanding of this, as they explained it, is that I can still use anything found on the inspection to back out, however I’m giving up the chance to negotiate based on the findings of the inspection. This seemed strange to me, so I asked if it was really necessary to make the concession and was told that there was basically no chance of my offer being taken seriously without doing this.
Is this really what everybody is doing right now? I understand that most sellers probably aren’t going to budge on price or repairs anyway, but I still don’t really like the idea of just completely giving up any chance at negotiation at all.
