Advice: Why would a landlord continually put house for sale but not sell it ?

Hello all,

I‘m a renter of a private home in NYS that my landlord puts on and off the market every few years. The only information I have about this is it’s “so the banks can see that he’s making an effort to sell”, however, the owner has no immediate interest in selling the house. He has done this about 1x to 2x a year since I’ve lived in the house (approx 5 years total).

My landlord owns other properties but only seems to use the house I live in as a bargaining (or something else ) tool with banks . The home is a stately house built in 1913 with 7 bedrooms , 7 baths, fireplaces, woodworking, etc. In all its glory, the house would be worth over 300,000 in the area I live (however, there’s repairs that need to be made so I’m not sure it would sell for that).

I don’t know how it works with landlords and banks so I’m wondering what would motivate a landlord to play games with banks like this ? Is it to get loans ? Keep creditors at bay ? How does this work ?
